In short: in 2026, USD 300,000 buys a ready two- or three-bedroom leasehold villa in areas such as Pererenan, Ubud or the Bukit, usually with 20 to 25 years remaining. Around USD 500,000 opens larger villas, central Seminyak and some freehold-structure options. From around USD 1 million, buyers reach the prime and luxury segment, with larger plots and established addresses.

Every example in this guide comes from properties listed on Bali Exception in October 2026 or from our 2026 Bali real estate price guide. They are asking prices, not transaction prices: Bali has no public register of completed villa sales, so listings are the most reliable reference available, and the final price of any villa depends on negotiation. Inventory changes every week, so treat each example as an illustration of a budget rather than an offer.

The Market Starts Below USD 300,000

A budget under USD 300,000 already reaches part of the market. Our price guide places two-bedroom villas in Canggu from around USD 248,000 and the average three-bedroom villa in Ubud around USD 250,000.

At this level, buyers choose between location, size and lease length, because they rarely get all three at once. The Pererenan villas above sit close to the coast but on modest plots. The Ubud villa offers six bedrooms on 900 sqm of land, further from the beach, at a higher price. In the Bukit, our price guide puts villas from around USD 277,000. Lease length is the variable most often overlooked: the same price spread over 21.5 or 24.5 years changes the cost per year of use, and the remaining term at resale.

What Around USD 500,000 Buys

Around USD 500,000, the choice widens in two directions. In established areas, it reaches larger villas and better positions: our price guide places a three-bedroom villa in Seminyak at approximately USD 500,000, and villas in Uluwatu range up to around USD 770,000 depending on views and position. Just above this level, Bali Exception’s Finest Collection starts at around USD 570,000.

This budget also reaches some freehold-structure properties outside the most expensive areas. In October 2026, an off-plan three-bedroom ocean-view villa in Lombok was listed as freehold at EUR 409,000, about USD 476,000 (BE-2949), on 450 sqm of land. A foreign buyer cannot hold a Hak Milik freehold title in their own name. Freehold listings are acquired through a structure such as a PT PMA holding an HGB title, or through Hak Pakai, which adds setup and compliance costs to the budget.

The difference between an established and an emerging area matters most at this level. An established area offers existing rental demand, infrastructure and a deeper resale market. An emerging area may offer more land and newer construction for the same price, with more uncertainty about how the area will develop. Our guide to the best areas to invest in Bali compares both.

What USD 1 Million and Above Buys

From around USD 1 million, buyers reach the prime segment. Our price guide places a three-bedroom villa with a pool on 500 sqm in Canggu at around USD 840,000, and luxury villas in Seminyak between USD 900,000 and USD 3,000,000. In Ubud, a four-bedroom freehold-title villa on 2,300 sqm of land overlooking rice fields was listed at USD 1,500,000 in October 2026 (BE-2035).

A seven-figure budget does not automatically mean beachfront, and it does not automatically mean a better investment. At this level, scarcity, the quality of the location, the architecture and the depth of the resale market matter more than the number of bedrooms. A smaller villa in a stronger position can hold its value better than a larger one in a weaker location.

The Same Budget, Different Objectives

Three buyers with USD 500,000 should not be looking at the same villa. A buyer who wants to live close to the beach and restaurants may accept a smaller plot to be in the right micro-location. A buyer who wants privacy and land may move inland. A yield investor may prioritise an established rental area over architecture or personal use. Our article on the four Bali property markets explains how the purpose of a purchase changes what a good property looks like.

What to Compare at the Same Price

When two properties carry the same price, compare them on the exact location and its likely changes, the land size and its value in that location, the construction quality and age, the ownership structure and remaining lease, year-round road access and parking, the rental competition nearby, the annual running costs, and who is likely to buy the villa when you sell it. Our guide to selling a villa in Bali explains what buyers look for at resale.

Remember that the asking price is not the full budget. Taxes, notary and legal fees, due diligence and setup costs come on top; our guide to the true cost of buying a villa in Bali breaks them down.

Frequently Asked Questions

Is USD 300,000 enough to buy a villa in Canggu?

It can be, for a two-bedroom leasehold villa: our 2026 price guide places two-bedroom villas in Canggu from around USD 248,000. At that budget, expect compromises on plot size, exact location or lease length. Pererenan, next to Canggu, offered three-bedroom villas around USD 290,000 in October 2026.

Can a foreigner buy a freehold villa in Bali for USD 500,000?

A foreigner cannot hold Hak Milik freehold in their own name. Properties listed as freehold are acquired through a PT PMA holding an HGB title, or through Hak Pakai. Some freehold-structure villas, particularly outside the most expensive areas, are listed around USD 500,000, but the structure adds setup and compliance costs.

How many years of lease should I expect?

The leasehold villas in this guide carry between 20.5 and 27 years remaining. Lease length directly affects the cost per year of use and the resale value, so always compare prices together with the remaining term and the extension terms.

Are these the prices villas actually sell for?

No. They are asking prices from Bali Exception listings and our price guide. The final price depends on negotiation, the condition of the property and the market at the time of sale.
