Lombok has long been described as “the next Bali”, a lazy comparison that misses the point. The island is not following Bali’s trajectory; it is writing its own, at its own pace. Mandalika’s MotoGP circuit put the south on the map. The Gili Islands have drawn travellers north for decades. And between the two, a new generation of investors is quietly acquiring land before the crowds arrive.
The question is not whether to invest in Lombok, but where. The answer depends entirely on your profile, your horizon and your tolerance for risk.
Why Invest in Lombok? 3 Key Advantages
- Ocean views. Elevated coastal plots and dramatic landscapes create distinctive villa settings and a compelling lifestyle proposition.
- Larger land plots. In many locations, investors can still find more generous land areas, allowing greater privacy, gardens and spacious villa layouts.
- Freehold ownership and PT PMA. Eligible Indonesian legal entities, including appropriately structured PT PMAs, may access certain land rights subject to legal and regulatory requirements. Foreign individuals cannot directly hold Hak Milik freehold title; the precise ownership structure must be independently verified.
Here are the four areas we watch most closely, each matched to a different investor profile.
The 3 Hot Spots in Southern Lombok
The south is where the momentum is. Infrastructure (the airport, the Mandalika resort area, the circuit) has already reshaped the coastline, and land values have followed. But “the south” is not one market. It is three, each at a different stage of maturity.
1. Awang Bay: for the early bird
Profile: low entry ticket, high growth potential, 5-year horizon.
Awang Bay is where we send investors who understand that the best returns are made before the market notices. Located on the south-east coast, it sits within easy reach of four powerful demand drivers:
- Mandalika / MotoGP circuit: a global events calendar that fills the island several times a year.
- Tanjung Aan and the Kuta bay cluster: already established, already attracting visitors.
- Lombok International Airport: under 30 minutes away.
- Ekas Bay: one of Indonesia’s most promising emerging surf destinations, drawing a steady, growing flow of surf tourism.
Entry tickets here remain among the lowest in southern Lombok. The bet is straightforward: as Mandalika’s ecosystem matures and Ekas gains international visibility, demand spills eastward. Investors with a five-year view are positioned ahead of that wave.
Ideal for: early-stage investors seeking low entry costs and development-driven capital growth.
2. Kuta Center & Surroundings: for the secure investor
Profile: secure investment, fast ROI, ocean views still available.
Central Kuta is southern Lombok’s established hub: restaurants, hotels, digital nomads and an active holiday-rental market. Entry prices are already relatively high compared with emerging areas, reflecting the appeal of a location where tourism infrastructure and demand are more developed. For investors, the opportunity is to secure a position in a fast-growing market before the most attractive sites become harder to access.
What surprises many buyers is that ocean-view land is still available in the surrounding hills, particularly in Areguling Hills and Prabu Hills. These elevated positions combine the security of a proven location with the scarcity value of a view, a combination that is increasingly difficult to find in Bali at any price.
Kuta also benefits from a long tourism season, with the main high-season period generally running from May through the end of October. Occupancy and nightly rental rates can be attractive for well-positioned villas, although performance varies by property, management and season. Direct international air connections with Australia, Kuala Lumpur and Singapore support access to Lombok and its southern coast; routes and frequencies should be checked when planning an investment.
Ideal for: investors who want to enter an established yet rapidly growing market before missing the next phase of opportunity, while targeting rental income and long-term appreciation.
3. Selong Belanak: for the premium investor and private retreat
Profile: luxury, exclusivity, long-term capital preservation.
Selong Belanak is where Lombok’s premium market is being written. The bay itself, a long crescent of pale sand and gentle surf, has become the island’s most photographed beach. Behind it, Tampah Hills has established itself as the benchmark for high-end, design-led development.
The premium corridor now extends beyond Selong Belanak proper:
- Mawi: quieter, wilder, increasingly sought after.
- Torok Bay: the next luxury getaway in the making, with a growing expat community and the kind of low-density, high-value development that defines mature resort markets.
This is not a yield-first strategy. It is a capital-preservation and lifestyle strategy, where scarcity, design quality and community shape long-term value. It also appeals to buyers seeking a private retreat surrounded by hills, nature and coastal views, away from the crowds.
Ideal for: premium investors seeking luxury assets, exclusivity and long-term appreciation.
The 1 Spot in the North: Senggigi
For investors who want Lombok with a link to Bali
Profile: tourism-linked investment, hotel environment, dual-island access.
Senggigi is Lombok’s original tourism belt and, for a certain kind of investor, it remains the most practical entry point on the island.
Its advantages are structural:
- Gateway to the Gili Islands: a departure point for one of Indonesia’s most popular island-hopping destinations.
- Close to Mataram city centre: administrative, commercial and medical infrastructure within easy reach.
- Views of Mount Agung and Bali across the strait: a daily reminder of the link between the two islands.
- Private beach access: increasingly rare, and a defining feature of select Senggigi hotel and villa stock.
For investors who want to remain connected to Bali’s ecosystem (its hotels, its networks, its international flights) while capturing Lombok’s lower entry costs and quieter pace, Senggigi is the natural bridge. The hotel environment here is established, the tourism flow is consistent, and the Bali link is both literal and commercial.
Ideal for: investors seeking tourism-linked assets with hotel infrastructure and easy access to both islands.
Which Area for Which Profile?
A table to find your bearings at a glance, depending on your priority:
| Area | Strength | Ideal if you value… |
|---|---|---|
| Awang Bay | Low entry ticket, growth potential | Early-stage investment with a 5-year horizon |
| Kuta Center & Surroundings | Established rental market, growth potential, ocean views | Rental income and an early position in a growing market |
| Selong Belanak (Tampah Hills, Mawi, Torok Bay) | Luxury, exclusivity | Premium capital preservation and lifestyle |
| Senggigi | Tourism link to Bali, hotel environment | Dual-island access and established infrastructure |
Before You Commit: Two Things to Confirm
- Fit with your project: leasehold, freehold, PT PMA, land banking or rental development. Each area and each title structure carries different implications. State your goal from the first conversation.
- The official status of the land: zoning, title type and local regulations vary significantly between these four zones. Independent due diligence is not optional.
