Whether you’re buying a villa, signing a long-term lease or setting up a PT PMA, every property transaction in Bali goes through a notary. The right one can make the process smooth and secure. The wrong fit can mean delays, misunderstandings and costly surprises.
Over the years, we’ve worked with many notaries across the island. Here are the four professionals we trust most, what each of them does best, and how to choose the one that suits your project.
Notaris vs PPAT: What’s the Difference?
In Indonesia, a notary often holds two official roles:
- Notaris: prepares company deeds (such as a PT PMA’s articles of association), lease agreements and other contracts.
- PPAT (Pejabat Pembuat Akta Tanah, land deed official): handles land rights and the transfer of property titles.
Many notaries in Bali hold both titles. Their role is also different from a notary in Europe or a lawyer in the US or Australia, which is why it’s worth choosing someone whose way of working matches your needs.

Before You Contact a Notary
- Be clear about your goal. Setting up a PT PMA, signing a leasehold or buying freehold land are different jobs that need different documents.
- Check the notary’s official registered name. It’s the name that will appear on your deeds.
- Ask about fees upfront. Get a written quote that lists everything included.
- Don’t rely on the notary alone for due diligence. A notary checks documents. Checking zoning, permits and the property itself is a separate step.
Not sure which notary fits your project? Our team works with all four and can introduce you to the right one.
