This week, local authorities in Bali cracked down on 45 illegal villas and restaurants in Bingin. These properties were sealed by Satpol PP due to violations ranging from zoning issues (not sesuai RTRW) to missing building permits (PBG/IMB) and lack of business licenses.
We’ve been expecting this. Bingin has exploded in popularity — it’s one of Bali’s most in-demand areas for both tourism and investment. But with that demand came a wave of unregulated development. Some investors were misled. Some developers knowingly skipped the legal process. Now, we’re seeing the consequences.
We know the appeal. The clifftop views, booming surf scene, and Instagram-friendly cafes make Bingin a hotspot. But none of that matters if your villa gets sealed or shut down.
As agents who live and work here, we want to be clear: the era of build-now-legalize-later is over. The Bali government is tightening enforcement — not just in Bingin, but across South Bali. If your property isn’t built or operated legally, it’s at risk.
At our agency, we only represent fully legal villas — with zoning aligned to tourism or residential use, permits in hand, and operating licenses registered. We work with notaries, legal consultants, and trusted developers to ensure every listing is safe and compliant.
This crackdown isn’t bad news — it’s a sign that the market is maturing. It protects long-term investors. It filters out risky builds. It ensures Bali remains sustainable.
There’s still plenty of opportunity in Bingin and beyond — but it needs to be done right.
